We have two attorneys admitted to the NYS Bar currently working at Guidance Realty that are always readily available for consultations and can take care of many minor legal troubles at a moment’s notice. For our more complex and time intensive legal issues, we have several different law firms that we currently work with that handle all our landlord-tenant issues including but not limited to non-payment proceedings, evictions, illegal sublets, etc.

  • Please be advised that prior to showing a purchaser a property
  • (1) we do not require identification from a prospective purchaser prior to showing unless a listing agent for a specific listing requires us to provide said identification on behalf of our purchaser;
    (2) we do not require a purchaser to sign an exclusive brokerage agreement unless purchaser wishes to view more than one property outside of our exclusive listings and;
    (3) we do require a pre-approval for a mortgage loan in order to show a purchaser properties that are not exclusive to our brokerage.
